We understand that from time to time circumstances can change, if you wish to exit a tenancy early you may incur admin charges, these are £100 inc vat per tenant. To request an early release from a tenancy please email us and we’ll do our best to help. Please note any early release is by negotiation and we cannot make any guarantees.
A holding deposit of £100 per person is required upon application for a tenancy, or one week's rent, whichever is the lesser amount. It's essential to note that this deposit is typically non-refundable should you pull out of the agreed tenancy and work has already begun on your application, it is held to cover administrative costs associated with processing the tenancy application. However, we want to assure you that if, for reasons beyond the tenant's control, a landlord or agent withdraws from the tenancy agreement, we will provide a full refund of the holding fee.

**1. Property Listings:** Our property listings for the upcoming academic year will be available from mid to late November. To stay ahead and receive timely alerts about new listings, make sure to register on our website at www.bristolsulettings.co.uk. This will ensure you're among the first to know about the latest available properties.
**2. Smaller Batch Listings:** Due to the high demand for our service, we will be listing properties in smaller batches this year, as and when they are ready for marketing. This approach allows the team to deal with your enquires more efficiently.
**3. Booking a Viewing:** When you find a property you're interested in, booking a viewing is easy. You can do this by calling, sending an email, or visiting our office in person. Please note that some landlords prefer to conduct their own viewings, and in such cases, we will connect you directly with the landlord.
**4. Act Quickly:** Viewing slots tend to fill up fast, especially during peak times. If you come across a property you like, it's best to call or visit us in person, as our response to emails may be slower during busy periods. Acting promptly increases your chances of securing your preferred accommodation.
**5. Listing Period:** Our property listings are available both before and after the Christmas break. Additionally, we continuously list new places throughout the year, right up until the summer. So, there's no need to panic if you haven't found the perfect place immediately; there will be more opportunities.
